☐ Inspect and change out HVAC filters if needed.
☐ Clean kitchen sink disposal.
☐ Clean range hood filters.
☐ Inspect your fire extinguisher(s).

QUARTERLY

Set your calendar for every three months!

☐ Test smoke/carbon monoxide detectors. Replace batteries if needed. 
☐ Inspect plumbing for leaks, clean aerators on faucets. 
☐ Vacuum your refrigerator coils.
☐ Test garage door auto-reverse feature. 

SPRING

Warmer, longer days are the perfect time to get out and take a maintenance inventory!

☐ Give your house a deep clean. 
☐ Check caulking around showers and bathtubs; repair as needed. 
☐ Remove showerheads and clean sediment.
☐ Repair/replace damaged window screens.
☐ Clear dead plants/shrubs from around the house.  
☐ Inspect roofing for damage, leaks, gutter clutter, etc.
☐ Inspect the exterior of your home. Take care of any insect problems you may have. 
☐ Get your air conditioning system ready for summer; consider servicing. 
☐ Flush hot water heater and remove sediment.
☐ Deep clean and inspect the basement.

FALL

As the days get shorter and gain their chill, don't forget to prep for winter!

☐ Test your water heater’s pressure relief valve.
☐ Test sump pump. 
☐ Winterize air conditioning system. Get heating system ready for winter.  
☐ Turn off and flush outdoor water faucets.
☐ Get chimney cleaned.
☐ Check driveway/pavement for cracks. 
☐ Buy winter gear.
☐ Repair/replace damaged window screens.
☐Check trees for interference with electric lines. 
☐ Inspect roofing for damage, leaks, etc.
☐ Check the exterior drainage. Clean out gutters.

MIDWINTER

Don't let winter create more work in the spring!

☐ Regularly check for ice dams and icicles. Clear and roof rake if necessary.

☐ Keeping snow clear from the foundation can be a basement saver.
